End of Tenancy House Clearance: A Landlord's Guide
Tenants left the property full of furniture? Here's how to handle an end-of-tenancy clearance quickly and cost-effectively.
When Tenants Leave Items Behind
Under the Torts (Interference with Goods) Act, landlords must take reasonable steps to notify tenants before disposing of abandoned property. Give written notice (email is fine) and allow a reasonable time to collect — typically 28–30 days.
Emergency Clearances
If your property is needed urgently for a new tenancy, we can often arrange a clearance within 48–72 hours in Hampshire. Call us with the property details and we'll assess availability immediately.
What We Clear
We clear everything — furniture, white goods, personal effects, garden items, and garage contents. We photograph the property before and after for your records. We can provide a removal waste transfer note where required.
Disposal vs. Donation
Good quality furniture and household items are donated to local charities rather than disposed of. This is better for the environment and reduces the overall cost of your clearance. We'll photograph donated items for your records.
Pricing for Landlords
We offer competitive pricing for landlord and letting agent clients with regular clearance needs. If you manage multiple properties in Hampshire, ask about our ongoing client rates.
Getting Ready for the Next Tenant
We can co-ordinate the clearance with your cleaning company and tradespeople so the property is back on the market as quickly as possible. Just let us know the access arrangements and we'll manage the rest.
