First, Forget the Myths
Basingstoke has a reputation it doesn't entirely deserve. Yes, the town centre has been heavily redeveloped. But the surrounding residential areas — Kempshott, Brighton Hill, Chineham, Oakridge — are genuinely lovely, and property prices remain competitive for a town with this level of London access.
Commuting to London
South Western Railway runs frequent direct services to London Waterloo in around 47–55 minutes. This makes Basingstoke one of the most time-efficient London commuter towns in the South East, with property prices significantly below those of Surrey and Berkshire.
Best Areas to Live
Kempshott is a popular family area with good schools and a village feel. Chineham is modern and well-planned with excellent amenities. Cliddesden and the surrounding villages give a rural feel within minutes of the town. Oakridge and Brighton Hill offer affordable family homes.
Schools
Basingstoke has several excellent schools including Queen Mary's College sixth form (one of the county's best), Cranbourne Business and Enterprise College, and a range of good primary schools. Grammar school entry is available via the 11+ system at Adams' Grammar and elsewhere.
Property Prices
Basingstoke offers exceptional value compared to Surrey or the M25 corridor. A 3-bedroom semi averages around £280,000–£340,000 depending on the area. New build developments continue to expand the town's residential options.
